A proposal for a 274-guest bedroom and 110 suites complex on a 55-acre site in Ticknock, Sandyford. Bizarrely an Environmental Impact Statement (EIS) submitted as part of the proposal stated that “The impact on views from a distance will be low to imperceptible, because of the building’s location, design and use of materials.”

An Taisce criticised the proposal on grounds of visual impact, saying: “A 13-storey structure on a prominent ridge in the foothills of the Dublin mountains is bound to have a visual impact.” Permission was refused.
