Looking for Architect

If my offer is accepted, we may be in need of an architect to plan and project manage a domestic extension in Dublin 5.
Anybody know where to find such an individual. I’ve tried calling round several RAIA shops but most are only interested in commercial or large projects.
Suitable for a student (with insurance) possibly or as a nixer.
Also a couple of questions about planning application. I believe that it takes four months to get an application through planning. Why? How can we speed this up? (We need to be in by end of August).

it takes 8 weeks to process an application.there is no way of speeding up this process.
they can also ask for further information which could take up to 4 weeks more
you may be exempted from planning if your extension is less than 40sqm and there are no other extensions there.You need to look at the Planning and Development Regulations2001 page 153. If you are looking for someone to project surpervise there is no chance of gettina a student to do it. -

Are there any architects/project managers available?
Can all of Dublin’s architects be happy working on square box projects with clients that are only interested in cost and wouldn’t know a good creative design if it bit them in the ass?

As a student, I don’t have or know of any student that have professional insurance. Are you looking for somebody to do the planning and tender drawings for a builder. Or are you looking for somebody to be involved right through to completion

Someone to design from brief, put through planning, and then project manage the build to completion. Are you interested?

I have no problem with the early stages, planning and so on. But the construction and seeing it through to the end would take its time. time I may not if it isn’t finished by say early october when i start my final year. And I would want to get too committed incase problems arise.
Is it really to much af a problem to project manager it yoursef. Shouldn’t be too much in small job.

It’s a domestic extension right. There is some space to work with but it’s going to be fairly limited in size and posibilities.
Maybe posting what you have in mind would help us get an idea of your plan. Or PM me if you’d rather. -

No offence Bren88 but I’d like to keep this discussion open in the hope of attracting additional interest.
We’re going to be extending to the side and rear and completely reorganising the inside. Basically we are buying a bog standard boring old box house and want to turn it into a wow ‘green’ family home. We know our weaknesses so we intend to leave the creative side to the experts. We also have a significant budget to achieve this.
I thought about your idea of me doing the project management and it may be a possibility. If it were to happen (30% chance) I would probably still need a technical advisor so there may still be a retainer in it for someone.

I’ll hazard a guess that they’re all off happily working for people willing to pay the 15% [and up] this kind of work costs.
I like the idea of students with PI, but I hate to think what the premiums would be…

i have two architects locked in a small house in Dublin 3 who i only feed spaghetti and stale tapwater to. I could rent them out to you once you promise not to feed them with ideas or talk this creative malarkey with them. they have no professional indemnity insurance but one of them has a moustache like Magnum PI

Someone who could plan and project manage an extension is a chartered building surveyor. I’ve actually heard that building surveyors can act as both extension planners and project managers. A part of building surveyor’s education is site/project administration and management.

group hug seems to be a groovy potential client.Alot of people just dont have the time for those kind of side jobs. Its often approaching a small firm and getting them to do it as a full job, rather than a bit on the side.

Extend2007, the cost of an architect project managing a job can be anywhere up to 10% of the project cost. Pricey! A good main contractor should be your project manager and as long as you set ground rules at the beginning of the project and control your costs with a bill of rates for any extras or else get the extras priced first. Its the way I work with and it works out better for both parties
